It’s a perfect house for an amazing holiday with your family. It’s within walking distance of the ocean, the village, and next to one of the most beautiful dunes on earth. The furniture is of high-class as is all the rest of the house. If your dogs behave well they are more than welcome and will love it here too.

Milfontes has a great diversity of restaurants, bars and such. Here’s some of our favourites. All of them (except Alento and Oasis) are about a 15 to 25 min walk from our house. Besides this selection there are another 40 places to go

These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.
How it works
Through this website you can make a booking request. After we received your request we will ask you to send us the ID’s of all the people who are going to stay with you on your holiday.
Once received we will either neglect or approve your booking.
If we approve your booking we will block those dates on all our advertising channels including this website and give you 48 hours to transfer the full amount due to our bank account.
If we have received the amount due in time we will confirm your booking and send you a booking confirmation.
Your booking with us is now confirmed.
Why we ask your ID’s
As the owners love their house, we only accept groups who we can trust to respect our policy & conditions. This means we will not allow groups whose intention is to use the house as a party villa or something anywhere similar.
51 Moments ltd Booking Conditions
Your holiday contract will be with 51 moments ltd. A British limited company that has the full right to rent you the house advertised on this website.
Your holiday contract
When you make a booking as Party Leader you guarantee that you have the authority to accept and that you do accept on behalf of your party these terms and conditions. You must be at least 30 years old to make a booking with us. Your contract with 51 Moments ltd is made once your booking has been confirmed. Your contract with us will be governed by Portuguese Law and is subject to the exclusive jurisdiction of the Portuguese Courts at all times.
Use of the house
The premises shall be used for residential purposes only. You may not let, sublet, or assign this rental agreement. This agreement does not create a long-term tenancy for the property. Occupants(s) can be removed from the property without process of law if they do not depart at the check-out day and time indicated in the “Reservation Confirmation” email.
Your personal details
51 Moments ltd is not the owner of the property booked and reserves the right to provide personal details of the Party Leader and party members at its sole discretion.
Paying for your holiday
The booking deposit of 50% of the total holiday price must be paid to 51 Moments ltd before the holiday booking can be confirmed, the deposit is payable via bank transfer at the time of booking.
The balance of the holiday is paid via bank transfer and must be received at least eight weeks before the holiday start date.
If the balance is not paid to 51 Moments ltd at least eight weeks before the holiday start date, 51 Moments ltd reserves the right to cancel the holiday contract. In these circumstances, the booking deposit will not be refunded.
Arrival and property details will not be issued until your holiday has been paid for in full.
Late booking
Bookings made less than eight weeks before the holiday start date will be classed as a late booking and requires payment in full via bank transfer.
Confirmation
Please check your confirmation invoice you receive from us, immediately on receipt. You must contact us immediately if any information appears to be incorrect as it may not be possible to make changes later. We are responsible for providing the holiday we have confirmed to you. If you cancel or alter your booking later on, you may have to pay an amendment charge. We reserve the right to refuse your booking. If we do this we will refund any money already paid to us.
If you cancel your holiday
To cancel the entire holiday, the Party Leader must write to us directly by email ([email protected]). Cancellation takes effect on the date we receive your communication. If you cancel after we confirm your booking, you must compensate us for losses, as we incur costs from the moment you make the booking. The closer your cancellation is to the departure date, the less likely we are to recover the costs by re-selling the holiday at the advertised price.
If you have to cancel for a reason covered by your insurance policy, any losses must be claimed directly from the relevant insurance company.
The following cancellation charges apply:
More than 8 weeks prior to departure – deposit forfeit
55 – 0 days prior to departure 100% of the cost of your holiday
Your accommodation
This is reserved exclusively for the people whom have sent their ID prior upon sending the booking confirmation to the party leader and no other persons are permitted to stay at the accommodation unless this has been agreed with us in writing. Should you or any member of your party be responsible for any breakages, loss or damage of any item of the property or additional cleaning has been necessary, a charge will be deducted from the security deposit.
51 Moments ltd reserves the right to deduct any charges from the security (damage) deposit.
Holiday insurance
Holiday insurance is the sole responsibility of each individual party member.
51 Moments ltd accepts no liability for loss, damage, personal injury or the cost of medical or other treatment.
Our liability to you
51 Moments ltd is not liable for loss, damage, injury or death caused by an event or circumstances beyond its reasonable control including, without limitation, acts of God, governmental actions, war or national emergency, acts of terrorism, protests, riot, civil commotion, fire, explosion, flood, epidemic, lock-outs, strikes or other labour disputes, or restraints or delays affecting carriers.
51 Moments ltd will not accept liability if illness, injury or death is the fault of the Party Leader or any party member.
51 Moments ltd liability shall not in any event exceed the total holiday price.
Building works
From time to time, building work and the associated noise is unavoidable. We do not control such work and we do not receive advance notification of when such work will commence..
Behaviour
51 Moments ltd can end your holiday if your behaviour or that of any party member is likely in our opinion to cause distress, damage, danger to our neighbors , employees, accommodation or anyone else. In these circumstances 51 Moments ltd and the owners of the house reserve the right to refuse to complete your holiday arrangements and will not be liable for any refund, compensation or any other costs you have to pay.
51 Moments ltd cannot accept responsibility for the behaviour of others in your accommodation. Adults must supervise children at all times.
No excessive noise is allowed between the hours of 11pm (23h00) and 9am (09h00).
No stag/hen parties or similar groups are allowed in any of the properties.
Swimming pool
Children must not use the swimming pool without adult supervision.
During your stay the pool will be cleaned at least once. We will contact you in advance when this is about to happen. Usually at Wednesday around 11:00 AM.
Pets / Animals
Pets are welcome if they behave well. Any damage that is caused by your pets will be deducted from the security deposit.
Access
The property owner(s) and their representative must be permitted to enter the property at all reasonable times upon giving 1 hour notice to inspect the property or contents, clean the pool, take care of the garden, carry out necessary repairs to the property or to take meter readings.
Security (damage) deposit
We demand a €750 security deposit. After your stay, if the property sustained substantial damage, loss of contents or any additional costs were incurred we will get in touch regarding deductions from your deposit. This does not include normal wear and tear and minor incidentals.
Accommodation courtesy
Before your holiday begins we ask that you read and watch our extensive documented instructions accessible through our password protected “house info” area on this website. After we confirmed your reservation you will receive the password.
Check in/Check out
Check-in is at 4pm, check-out is at 11am. Non-standard check-in and check-out times must be pre-approved in writing, so we can schedule accordingly. (There is a €50 late fine for each hour, or fraction thereof, that occupants stay beyond the contracted check-out time, thereby impeding the preparation of the property for the next guests.).
Lost Items:
Please contact us promptly if you have left personal belongings at the property after check-out. Items will be held for 30 days before being donated to charity or discarded.
Reporting problems
You agree to promptly report to us any and all mechanical, electrical, plumbing or other problems with the property.
